    Location (with reservations).

An utter rip-off. We had an enjoyable stay here last year, in a quiet room at a reasonable price, so we booked again this year. My husband and I paid over £270 a night for room 604, which turned out to be a single room posing as a double. It was equipped with only one bathrobe, one locker and lamp (there wasn't room for another locker) and one bottle of water. There was no stool or chair at the desk where I needed to work on a talk (I was there to speak at the Edinburgh Festival). There was only a trickle of water from a very badly designed tap, and a dangerously slippery shower. We complained. The housekeeper who came to see what was wrong told me - when I mentioned the size of the room - that the hotel won't allow single rooms. She said they had got rid of one locker because someone trashed it. They did provide a lamp on a stand for that side of the bed, a chair for the desk, and another bathrobe. This should all have been in place before we arrived, and I should not have had to waste time chasing things - when we had limited time to enjoy the city anyway. They offered another room, but I had unpacked and just wanted to make the most of the afternoon. But we spent a dreadful night. The room overlooked Princes Street, and it was noisy late at night. That settled down, but before 4am a huge lorry drew up outside and men began unloading piles of large boxes for one of the shops, talking and laughing loudly and making a lot of noise just under our window. It went on for ages, and we could not get back to sleep. I had to give my talk at 10am, and was feeling shattered. We called reception to ask what was going on, and they clearly knew about these noisy deliveries, so they should not be using these rooms as bedrooms - they didn't until this year, we were told. They offered again to change rooms, but when I got back from my event and a working lunch, all I wanted to do was sleep. Fortunately, the second night was quieter. At the price we paid, I expected a far higher standard. I don't know what's happened since last year, apart from the hotel being renamed Indigo for some unfathomable reason, but we couldn't wait to get out this time. Give me a quieter location a little further away any day. We feel totally ripped off.

The location is ideal for anyone travelling without a car. It is right on Princes Street.

The Hotel is a bit dated, but I believe it is being renovated over time

  • Older travelers

It's central location and reasonable price

The reception was not helpful. In fact it seemed they were understaffed. Room wasn't made even by afternoon. No newspapers were delivered even when requested and rooms were not at lift level. We had to lug our luggage up 2 flights of stair!

    good location,value for money.

hotel corridors need freshened up as they look a little tatty.

It was in a central location close to bus station and close to my meeting place

Noise. The bathroom radiator did not have a thermostat control and it was full on heat which made the room too warm (end of June). The windows were left open but this let in lots of street noise until the small hours (glass bottle recycle collection at about 1..00 am - imagine how noisy that was) and we must have been near a night club or something. The hotel was being renovated and I was warned of this with the booking. And the main street was being worked on for the trams - thankfully this did not start until 8.00, but when it did it was deafening in my room, so did not feel like lingering there until my bus at 10.30

The location was excelent, the staff very pleasant and the room was very clean, the price wasn't expensive, so in general very good choose. When I will be back to Ediburgh I will go back to this hotel

    Everything was fine

Location! I thought that was the best word to best describe the hotel but not mentioned above. If some features were lacking I thought the good rate made up for them

    On reflection, I think the suggestion to bill in my currency was to increase the cost over the bank's currency rate;

The best thing about the hotel was its location. Otherwise it was a little tired and dated and needed a major clean and reburbishment. We also went out every day for breakfast as the price and dining room was not really condusive to making us hang around there.

The rooms were not really very clean, the carpets were worn and we did point this out, and the room was not cleaned properly each day, you could tell.

I liked the location and the staff.

Rooms are very dated and oldfashioned , they were not clean and were dusty.

staff were friendly and helpfull, the food was good

room stayed in was very dingy, needed refurbished and the bed was the creakiest i have ever slept in,shower didn't work very well

Situation is perfect, 100 meters from Waverley Station, so comunication is easy, also with Edinburgh's airport.

The hotel is old, and has only 1 elevator for all the rooms, sometimes is quite difficult to have. Toilet wc flush is very weak, so can't be very clean. The beds are small and the bed spread look not very clean, as the rest of the furniture. But what really is amazing is that water in the rooms are not drinkable, and I can forgive this in case it was due to a repair in the street (as it was) but them only left two bottles of 20cl per person in the room. How much is the cost of a pair of bottles of 1'5l? In a 60 pounds/night single room? Never will repeat this hotel.

+ staff - friendly, helpful, professional - I arrived early and was allowed to keep my baggage there before checking in; same for after checking out; both for free and as long as it's convenient to me. + great location + quite freshly furnished, well-equipped with facilities like kettle, tea, coffee, hot chocolate, free snack, toiletries, towels + good heating

Unbeatable Edinburgh location. Just across the street from the 5-star Balmoral, right at the heart of Edinburgh.

Tired, shabby, dowdy. Needs some money spent on it. Looked like British hotels looked 20 years ago.

  • Older travelers

Wanting to spend a few days at the Edinburgh Fringe we were impressed with the relative value of this hotel compared to others. We found the Royal British to be a good hotel in a brilliant spot (no walking miles in the rain from the Station this year!) with a very friendly and helpful staff. My wife wants me to book again next year, which I will do if the prices remain affordable.
